
Lux Residential Warranty Program
The Lux Residential Warranty Program, under the Extreme Homes partnership, provides a two-phase protection system focused on quality and structural integrity. In the first year, the warranty centers on the builder’s responsibility to repair latent defects—imperfections in materials and workmanship that manifest after possession. Following this initial period and extending to the full term, coverage shifts to Lux for Major Structural Defects (MSD). MSD protection is specifically limited to defects in load-bearing elements (like foundations, beams, and trusses) that result in a structural failure that affects the home’s use. Notably, Lux offers unique, optional coverage beyond the standard scope, including the Dry Basement Protection for foundation water penetration (up to 20 years) and Envelope Protection for leaks from walls, windows, and doors (2 to 5 years), which are otherwise excluded from the standard long-term MSD coverage.
To maintain coverage, homeowners must ensure their warranty certificate is active within 7 days of possession, and the warranty is automatically transferable to future registered owners. Crucially, the homeowner is responsible for proper home maintenance, including constantly maintaining the relative humidity between 35% and 55% to protect wood elements like floors and trim. The warranty specifically excludes many common issues, such as patent defects (visible at possession), normal wear and tear, damage caused by improper maintenance, pests, and all damages resulting from external disasters like floods, severe windstorms, or earthquakes (“Act of God” exclusions). Additionally, non-load-bearing elements (drywall, patios, decks, flooring), appliances, and mechanical systems (HVAC, pumps) are not covered by this limited warranty.
